Beverly Hills FL Golf Course Homes and What Buyers Should Ask

Drive the loop roads inside Pine Ridge Estates in Beverly Hills and you will pass a stretch of open land that used to be a golf course. The fairways are still shaped like fairways. A few bunkers have gone to sand-colored scrub. Nobody has pushed a cart across it in years. As of this spring, whether that land becomes 80 new houses or stays open was still sitting in front of a circuit court judge, one who had only taken over the case in February 2026.

If you are shopping Beverly Hills because you have heard it is the affordable, golf-friendly corner of Citrus County, that land use fight is exactly the kind of detail a portal search will never surface. It also happens to explain why the price data on Beverly Hills looks like it is describing two different towns.

The median that doesn't mean what it says

In July 2026, Beverly Hills homes were listed for a median price of $330,000, down slightly from the month before. That is the number most buyers see first, and it fits the neighborhood's reputation as one of the more attainable pockets of the Nature Coast.

But pull a different data source and the picture stretches wildly. As of late June 2026, one countywide listings tracker showed Beverly Hills inventory ranging from under $43,000 to more than $1.35 million, all inside the same ZIP code. Another national aggregator's snapshot of active listings puts the area's for-sale median above $1.3 million, a figure that looks almost nothing like the $330,000 most buyers are anchoring on.

Neither number is wrong. They are measuring different things, because Beverly Hills is not one housing market wearing one name. It is at least three, stacked on top of each other, and the gap between them is where the real decision-making happens.

In a November 2025 local market outlook, Beverly Hills was already flagged as one of the more consistently stocked entry-level markets in the county. That low end is what pulls the median down. The acreage parcels in Pine Ridge are what pull it back up, and land, not golf, is what those parcels are actually selling.

The golf course that isn't there

Pine Ridge Estates was built around a golf course. That is still true in the sense that the streets are named for it and the community identity leans on it. It stopped being true in the sense that anyone can play a round there.

The county's Planning and Development Commission first floated converting that closed course into roughly 85 single-family lots back in 2023. Residents packed a hearing, and on what one local outlet described as a stormy night, the Board of County Commissioners sided with the homeowners and rejected the plan. That looked like the end of it.

It wasn't. The developer, DIX Developments, came back with a revised master plan, and in July 2025 the Planning and Development Commission approved it unanimously. The following month, on a night that reportedly ran six hours, the county commission voted 3-2 to approve the project, now called Pine Ridge Reserve, putting 80 homes on part of the roughly 220-acre former course. Two commissioners voted no.

The Pine Ridge Property Owners Association didn't accept that outcome. By late September 2025, its board had directed attorneys to file an appeal, arguing the county had overlooked its own ordinances in approving the project.

"That decision has far-reaching undesirable consequences for all Pine Ridge members as well as the county as a whole."

As of March 2026, the appeal was still active, with a new judge on the case after the original judge overseeing it retired. That judge had denied a request for oral argument, which sounds worse than it is since an appeal of a county commission decision typically proceeds on the written record rather than a new hearing. The case may have already turned on something else entirely: Pine Ridge's own POA board election, held in April 2026. A new board could have chosen to keep pursuing the appeal or drop it, and our research does not confirm which way that went. What that means for anyone buying near Pine Ridge Estates today is simple. The outcome is not settled history yet, and it is worth a direct question rather than an assumption.

None of that shows up in a listing description. It shows up if you ask.

The other golf course in Beverly Hills

It would be easy to read all of that and assume Beverly Hills has lost its golf identity. It hasn't. Twisted Oaks Golf Club, also inside Beverly Hills, is a working, semi-private 18-hole course that has been under the same ownership group, T Lyman Golf, since it purchased the club in October 2014. It is run today by general manager Tommy Lyman and head professional Craig Misch, offers annual memberships alongside public tee times, and still overseeds every year to keep its Bermuda fairways green through the cooler months, a maintenance commitment plenty of Florida courses have abandoned.

Several years ago, a 207-home subdivision called Fairways at Twisted Oaks broke ground directly on the course property, with homes built around five of its holes in phases. That is what a golf community usually means: houses arranged around a golf course that is still open. Pine Ridge Estates is living the reverse version of that story, where the course closed first and the houses may be what replaces it.

Two golf-branded corners of the same small community, one with a functioning course and an active membership program, one with a closed course tied up in litigation. If a listing agent tells you a Beverly Hills property is "in a golf community," that sentence needs a follow-up question before it means anything.

What to ask before you write an offer near Pine Ridge

If you are looking at acreage in or near Pine Ridge Estates, the fairway view or the "golf community" branding is not the thing to evaluate. The land use status is.

  1. Ask whether the specific parcel borders the former course footprint, and if so, which side of the 80-lot plan it falls on.
  2. Ask your agent or title company to check the current status of the POA's appeal before you assume the open land stays open.
  3. Ask what happened in the POA's April 2026 board election and whether the resulting board is still pursuing the appeal, since a change in leadership could change the county's negotiating posture entirely.
  4. If golf access matters to your daily life rather than just your view, plan around Twisted Oaks rather than Pine Ridge's course, since one is operating and one is not.

None of this means Pine Ridge Estates is a bad place to buy. The trail network, the one-acre lots, and the equestrian complex are real and unaffected by the court case. It means the golf part of the pitch needs a different conversation than the acreage part does.

Is the Pine Ridge golf course going to reopen? There is no indication of that. The current fight is over converting the closed course into residential lots, not restoring it to play.

Does the pending appeal affect a home's title or my ability to close? It does not attach to any individual home's title. It affects the future use of the vacant former course land itself, which matters most to buyers on parcels closest to that acreage.
